One-time leasing services
If you plan to manage the day-to-day responsibilities yourself but need help marketing your property, showing the home, and securing a qualified tenant, our one-time leasing service is an ideal fit. We handle the upfront work so you can take over with confidence.
This service includes:
- Showing your property to prospective tenants
- Conducting a full credit & background screening
- Preparing and executing the lease agreement
- Collecting the first month’s rent and security deposit
- Completing a move-in inspection
- Providing a checklist of recommended maintenance items
- Turning over all documents and collected funds to you
Pricing:
Our fee for this service is ½ of one month’s rent, not to exceed $1,000. If your tenant moves out within the first year, we’ll find a replacement tenant at no additional charge.
Tenant screening services
For owners who prefer to advertise and show their own property, Valley Management Group also offers stand-alone tenant screening. This service provides added peace of mind that your applicant has been thoroughly vetted.
Screening includes:
- Verification of information on the tenant application
- Credit report
- Employment verification
- Lease preparation and execution
- A complete copy of the signed lease provided to you
We supply everything you need to make an informed decision about moving forward with a prospective tenant.
Pricing:
Our fee for non-management screening services is $1,000.
